Mildew appears in warm, damp areas, and can be a persistent problem on exterior surfaces. Before painting, remove all traces of mildew by washing the area with one part bleach and three parts water. Then rinse the surface completely. It's important to remove all mildew prior to repainting because it will thrive and eat its way through the new coating. If mildew is a continuous problem, you may want to try a paint containing mildewcides to help control it. Mildewcides make paint mildew resistant - they help prevent the growth of NEW mildew - they do not, however, kill EXISTING mildew. That's why cleaning the surface thoroughly before applying the finish coats is necessary. The finish coats should be applied as soon as the surface is dry - to help prevent a regrowth of the spores. Despite best efforts, however, in some areas mildew cannot be totally prevented - but it can be controlled through proper cleaning.
